Pride and Expert Properties: the entity behind the brand name
The cleanest single link between the "Pride Group" brand and a Bengaluru legal body is the developer's own published GST identity. It gives the legal name as Pride and Expert Properties Private Limited, the trade name as Pride & Expert Properties Pvt Ltd, the brand name as Pride Group, and GSTIN 29AAACE4356J1ZG at Pride Hulkul, 116 Lalbagh Road. Company records corroborate the incorporation: 15 February 1996, Registrar of Companies Bangalore, authorised capital Rs 3 crore against paid-up capital of Rs 1.52 crore, filings current with a last annual general meeting recorded on 30 September 2024 and a balance sheet filed to 31 March 2024.
Two things follow that matter to a buyer. First, this is a Karnataka-incorporated company, not a Pune one operating at arm's length, whatever the group branding suggests. Second, U85110KA1996PTC019850 is the only company identification number that should ever be attached to this developer in Bengaluru. If a document, a brochure or a sales conversation offers you a different CIN under a Pride name, that is a different company, and the rest of this page explains why there are several to choose from.
Why "Pride" is a three-way name trap
This is the single most practically useful section on the page. Three unrelated organisations answer to a near-identical name, and at least two of them will surface in any casual search for the builder.
A Hubballi firm, roughly 400 km away. A Karnataka RERA registration for a project called Pride Ikon is held by an entity styled M/s. Pride Group, at Gokul Road, Hubballi 580030, in Dharwad district. Its registration validity expired on 15 March 2020. The registry's own district coding settles the separation without needing to read the certificate: Dharwad projects carry district code 1259, while every Bengaluru Pride registration sits in district code 1251, Bengaluru Urban. Same three words in the promoter name, no relationship whatsoever to the Lalbagh Road developer.
A Pune-registered company with an almost identical name to the RERA promoter string. There exists a Pride Housing and Constructions Private Limited registered with the Registrar of Companies at Pune. Its name closely resembles "Pride Housing", the promoter string that Karnataka RERA carries for the Bengaluru projects, but it is a separate incorporation with a Pune registered office, and the two have not been shown to be the same body. This site therefore attaches no company identification number to "Pride Housing" at all, and neither should anyone else.
A Bangladeshi knitwear exporter. The Wikipedia article titled "Pride Group" is about a Dhaka-headquartered textile business. It is the top encyclopaedic result for the bare brand string and has nothing to do with Indian real estate.
The disambiguator that actually works is the GST identity: Pride and Expert Properties Private Limited, GSTIN 29AAACE4356J1ZG, CIN U85110KA1996PTC019850, Pride Hulkul, 116 Lalbagh Road, Bengaluru 560027. Verify against that, never against the word "Pride".
Pride Housing and Bengaluru RERA: the promoter string that holds the numbers
Search Karnataka RERA for "Pride" and you will not get this developer's footprint. You will get a mixture of its projects, other people's projects and an expired registration in another district. The reason is that the Bengaluru operation registers under four different promoter strings, only two of which contain the word Pride in a form a naive search would match.
Across the state registry there are 17 rows attributable to Pride-family promoters, all of them inside Bengaluru Urban:

A genuine Bengaluru Pride registration therefore takes the form PRM/KA/RERA/1251/<taluk>/PR/..., and the promoter name printed on the certificate will not reliably read "Pride". The practical rule, and it is the rule that prevents the most common and most damaging error in this market, is to check the number, not the brand: go from the developer's own project page to the registration, never from a brand token to a registration. Note as well that the legal form of "Pride Housing" itself, whether it is a registered company, a partnership firm or a trade name of the Bengaluru company, is not established from public records. That is a fair question to put to the sales team, because it is the name that would appear on an agreement.
One format point worth carrying into any conversation about Pride Tumkur Road specifically: a Karnataka project registration reads PRM/KA/RERA/.../PR/.... A number containing /AG/ is an agent registration, a licence held by a broker to sell, and it says nothing at all about a project's own regulatory position.
Structure: one brand over city-level companies
The developer's own contact page lists three offices, and its about page names a separate managing director for each city: Pune, at Pride House on Ganeshkhind Road; Bengaluru, at Pride Hulkul on Lalbagh Road; and Mumbai, at Orbit Plaza in Prabhadevi. The named managing directors are Arvind Jain for Pune, M. L. Saraogi for Bengaluru and D. P. Jain for Mumbai.
Two of those names are worth tracing further, because a brand's about page and a company's statutory record are different objects and only the second one binds. The Ministry of Corporate Affairs record for Pride and Expert Properties Private Limited, CIN U85110KA1996PTC019850, carries five whole-time directors: Murari Saraogi Lal (appointed at incorporation), Arvind Premchand Jain (appointed 10 April 1998), Sanwar Mal Jain (1 April 2001), Bangalore Ravindra Ramamurthy (16 May 2010) and Siddharth Rajgarhia Sushilkumar (1 June 2016). Read across, that confirms the Bengaluru managing director named on the brand page as a statutory director of the Bengaluru company, and it confirms B. R. Ravindra and Siddharth Rajgarhia, both of whom the about page lists as directors, as directors of this specific legal entity rather than of the brand in the abstract. It also surfaces a name the brand page does not: Sanwar Mal Jain. This site names only individuals who appear on the statutory record for the company that would be a counterparty in Bengaluru, and it names them for one practical reason — the signatory on an agreement should be findable in that record before anything is signed.
Buyers searching for the Pride Group corporate office in Bengaluru are looking for the Lalbagh Road address, and there is a checkable detail in it that is genuinely to the developer's credit: Pride Hulkul, the building the Bengaluru arm works from, is one of its own completed commercial projects. The developer publishes it as such on its own Bengaluru completed-commercial page — a Grade-A office and retail building of roughly 2,35,000 sqft built-up over basement plus ground plus nine floors, at about 23,500 sqft per plate, at No. 116 Lalbagh Main Road beside the Lalbagh Botanical Gardens. Delivered commercial space of that size is a different discipline from a villa plot, and it is a fair item to put on the scale when weighing a 33-level residential proposal.
The group states a vision of 200 million sqft of construction completed by 2030 and of ranking among India's top five construction companies. Its own page calls that a vision, and it should be read that way: an ambition, not delivered volume. The about page also states that the group has moved into hospitality through a Pride Group of Hotels, and separately associates the brand with the Pune-side Pride Purple and Pride World City businesses. Those are self-claims on the developer's own website. The corporate relationship between the Bengaluru company and any of them is not independently established, and this site treats them as adjacent brands under a shared name rather than as the same legal entity. Nothing on this page relies on them.
Pride Group projects in Bengaluru: the enumerated portfolio
Anyone searching for Pride Group projects in Bangalore is unusually well served here. This developer's Bengaluru portfolio is fully enumerated on its own site, which makes the scale question answerable rather than rhetorical.
Completed, 16 residential schemes. Pride Horizon, Pride Vatika, Rolling Hills, Rolling Hills Villas, Green Meadows, Pride Crosswinds Villa, Pride Crosswinds Villa Plots and Pride Sunrise Phase-II, all on the Bannerghatta-Jigani corridor; Valley View at Bukkasagara; Pride Regalia at Hulimavu; Pride Pristine at Electronic City; Pride Springfields off Kanakapura Road; Pride Picassa at Indiranagar; Pride Pavilion at West of Chord Road; Pride Enchanta-I on Mysore Road at Vijayanagar Junction; and Pride Pegasus on Hennur Main Road.
Ongoing or pre-launch, two. Pride Euphora on Old Madras Road, 3 and 4 BHK at 1,131 to 2,982 sqft saleable from Rs 2.2 crore; and Pride Altius on Tumkur Road, from Rs 1.24 crore. Read that second entry carefully, because the name collision on this corridor is the trap this whole page exists to defuse: Rs 1.24 crore is Pride Altius's entry price, not Pride Tumkur Road's. Pride Altius is the developer's registered nineteen-storey scheme roughly 500 m along the same road. Pride Tumkur Road does not appear on this list at all, and its own circulating entry figure is a different number, Rs 1.15 crore.
Two conclusions follow directly from that list, and both are relevant to anyone buying on Tumkur Road.
The geography is south-Bengaluru weighted. Eight of the sixteen completed schemes sit on a single corridor, Bannerghatta-Jigani. West Bengaluru is comparatively new territory for this builder, and the corridor track record here is one registered project deep.
The product mix is broader than apartments. Villas and villa plots at Crosswinds and Rolling Hills sit alongside mid-rise apartment stock and delivered commercial space at Pride Hulkul. This is not the portfolio of a specialist high-rise developer, and that observation is not a criticism so much as a calibration: a 33-level residential tower is a different construction, procurement and approvals discipline from a villa-plot community or a ground-plus-nineteen block.
What the portfolio says about product philosophy
Developers publish philosophies; portfolios reveal them. Read as a list rather than as a brand statement, this one shows a builder that has worked steadily across a wide format range in one city for close to three decades, weighted towards mid-market and upper-mid-market residential in south Bengaluru, with periodic moves into villas, plotted development and commercial work, and now into taller residential formats on the western corridor. The pricing across the visible ongoing set is consistent with that read: roughly Rs 2.2 crore for a large-format three or four bedroom on Old Madras Road, and Rs 1.24 crore onwards at Pride Altius, the developer's registered Tumkur Road scheme. To say it once more, because a reader arriving on a page about Pride Tumkur Road will otherwise read that figure as this project's: Rs 1.24 crore belongs to Pride Altius. Nothing on the developer's published price list belongs to Pride Tumkur Road, because Pride Tumkur Road is not on the developer's published lists.
What is not visible in any public source is a published construction-system commitment, a stated sustainability framework with third-party certification, or a quality-assurance programme documented outside the developer's own marketing. Where those exist for a builder, this site says so and names the certifying body. Here they do not, so nothing of the kind is claimed. If any of them matters to you, ask for the documentation directly rather than accepting a brand phrase.
The Tumkur Road asset, and the open question attached to it
The developer's only registered project on the Tumkur Road and Nagasandra corridor is Pride Altius, and its Karnataka RERA certificate is the most useful primary document available on this belt to anyone reading about Pride Tumkur Road. The certificate places the project at Sy. No. 122/1, BBMP Khata No. 359/330/122/1, Doddabidarakallu village, Yeshwanthapura hobli, Bengaluru North, Bengaluru Urban 560073, under registration PRM/KA/RERA/1251/309/PR/050723/006035, with the promoter of record given as Pride Housing, a project approval date of 5 July 2023 and a proposed completion date of 30 June 2026.
Two clarifications, because this is precisely where confusion is most likely.
That survey number and that registration belong to Pride Altius, not to Pride Tumkur Road. They are reproduced here once, on this page, and nowhere else on this site, exactly so that a reader can tell the two apart. Pride Tumkur Road has no registration of any kind. Nothing registered under any Pride-family promoter appears in a full parse of the Karnataka RERA project registry current to 17 August 2026 that corresponds to it, and the developer's own Bengaluru portfolio does not list it.
The scale gap between the two is large. The registered project is published as a 1.29 to 1.5 acre parcel with a two-basement, ground-plus-nineteen configuration and roughly 152 to 156 homes in a 2, 2.5 and 3 BHK mix. The figures circulating for Pride Tumkur Road describe five towers, three basements plus ground plus 32 upper floors, 693 homes and a stated height of 98.35 m on an estimated 3.8 acres. Note also, since the two projects sit about 500 m apart and their material circulates together, that the 2.5 BHK format belongs to the registered project and is not part of the configuration set in circulation for the new one.
And there is one open item to raise directly with the sales team. The registered project's RERA-proposed completion date of 30 June 2026 has passed, while the developer's own website still tags it as pre-launch at Rs 1.24 crore onwards. We located no occupancy certificate, no handover confirmation and no delay complaint either way, so this page asserts neither a delay nor a handover. It records the question, which is answerable: ask for the current quarterly progress filing on that project, and for the occupancy certificate if completion is claimed. How that question is answered tells a prospective buyer of the new scheme more than any brochure will.
Awards, ratings and memberships: read the attribution carefully
The developer's awards page is group-wide, and the majority of the entries belong to the Pune-side businesses rather than to the Bengaluru company. Those include CREDAI Pune Metro chapter recognitions, Builders Association of India and Indian Concrete Institute Pune awards, and various Maharashtra project awards. Attributing them to the builder of a Bengaluru project would be a straightforward error.
Two entries name Karnataka projects and are the ones fairly attributable to this arm: Best Premium Residential Project of the Year 2022 for Pride Pegasus, and Best Premium Plotted Development of the Year 2022 for Pride Crosswinds Phase-II, both at the ET Achievers 2022 Karnataka awards.
Three things this page deliberately does not claim. No CREDAI Bengaluru or CREDAI Karnataka membership, because none could be located for the Bengaluru entity and the CREDAI-named recognitions on the awards page are Pune chapter initiatives given to Pune entities. No credit rating, because none was found for any Pride entity. No customer rating, because no rating with a stated sample size on a named platform could be reached: the consumer-review site that ranks for the brand blocks automated retrieval and the local-listings page was unreachable. A rating published in that situation would be an invented number wearing machine-readable clothing.
There is also no regulator-administered builder grading in India. No authority, banking or otherwise, issues a lettered builder tier, so any such label attached to this or any developer has no issuing body behind it. The nearest real objects are informal industry usage of "Grade A" and project-level bank approval lists, which certify a project's legal and technical file rather than a builder's standing, and no Pride entity was found on the published lists checked.
Litigation, and the limits of what we checked
A search of the Indian Kanoon judgments database for the Bengaluru company's legal name returns 29 results. The ten inspected include Karnataka High Court writ petitions against the State, two of them involving BWSSB, a civil miscellaneous petition, a civil revision petition, and Bombay High Court income-tax matters. No homebuyer-delay case, consumer-forum matter, NCLT admission or insolvency proceeding appears in the visible set, and a separate search against the "Pride Housing" promoter string returned no matching results at all.
Nineteen of the 29 results were not inspected. That makes this an incomplete pass, and this page will not describe the developer as having a clean record or zero litigation, because neither claim has actually been tested end to end. What can be said accurately is narrower and still worth knowing: nothing in the visible set indicates a homebuyer-delay or insolvency history.
What a 693-home high-rise would mean for this developer
Setting the corridor aside for a moment, the fairest way to size the proposal is against the builder's own record rather than against the market's.
On the developer's published Bengaluru portfolio, the tallest and largest thing it has registered on this corridor is a ground-plus-nineteen block of roughly 152 to 156 homes on about 1.4 acres. The scheme described in circulation for Pride Tumkur Road is four to five times that on every structural axis at once: unit count, tower count, floor count and basement count. It would also carry an approvals load the smaller project did not: a purchased premium FAR entitlement, transferable development rights, an airport height clearance for a 98.35 m structure with four aerodromes inside the notified radii, and three basement levels on the edge of an industrial belt where the groundwater record is documented and unflattering.
None of that is disqualifying. Developers scale up, and the arithmetic in the circulating figures is internally coherent, which is a real if limited compliment: it means the scheme is competently described, not that it is sourced. But it does define what a buyer is being asked to underwrite at pre-launch, and it is why every item in the verification list below is worth more than any assurance given verbally.
What a buyer should verify
Each item below is an actual gap in the public record rather than boilerplate.
- Which legal entity is on your agreement. Four promoter strings sit under one brand in Bengaluru. Match the entity named in the sale agreement to the entity named on the project's RERA certificate, and match both to CIN U85110KA1996PTC019850 if the counterparty is presented to you as the Bengaluru company.
- The legal form of "Pride Housing". It is the promoter of record for both current Bengaluru projects and its legal form is not publicly established. Ask for its registration document. Do not accept a company identification number for it from any source, including this one, because none has been demonstrated.
- This project's own K-RERA number, before anything else. There is none as of 17 August 2026, and until there is, a project of this class cannot lawfully be advertised, marketed, booked or sold under Section 3 of the Real Estate (Regulation and Development) Act 2016, and no agreement for sale can be executed. Check the position yourself at rera.karnataka.gov.in.
- The status of the developer's registered project on this same road, whose proposed completion date has passed while its public status still reads pre-launch. Ask for the quarterly progress filing and, if completion is claimed, the occupancy certificate.
- The sanctioned plan, the land extent and the survey numbers for this parcel. None is published. Everything on this site about acreage is our own arithmetic, clearly labelled.
- Whether premium FAR has been purchased and TDR loaded, with receipts, and whether an airport height clearance exists and at what permissible elevation.
- The water source in writing, given the belt this parcel sits on.
If a sales conversation cannot produce items 3 and 5, the honest position is that there is nothing yet to buy, only something to watch. That is not an argument against the developer or the corridor. It is an argument for waiting until the registration exists, at which point every question above becomes checkable in an afternoon.

Is Pride Tumkur Road RERA registered, and what is the RERA number?
No, and there is no number. A full parse of the Karnataka RERA project registry, current to 17 August 2026, returns no registration for this project under any Pride-family promoter entity, and the developer's own Bengaluru portfolio lists only two ongoing or pre-launch projects, neither of them this. Under Section 3 of the Act a project of this class cannot lawfully be advertised, marketed, booked or sold, and no agreement for sale can be executed, until registration is granted — which is the practical point for a buyer, because nothing signed before registration is enforceable the way a registered project's agreement is. A Karnataka project registration takes the form PRM/KA/RERA/.../PR/.... Verify the current position yourself at rera.karnataka.gov.in rather than taking this page's word for it.
We also do not describe the status as "pending", "applied for" or "TBA". The registry publishes pending applications under their own acknowledgement series, and there is none for this project. The accurate statement is the plain one: not registered.
Who is the developer - the Pune Pride, the Hubballi Pride Group, or the Bengaluru one?
The Bengaluru one, which is the Bengaluru arm of a tri-city Pride Group with offices in Pune, Bangalore and Mumbai, operating since the mid-1990s. Its published GST identity names the legal entity as Pride and Expert Properties Private Limited, CIN U85110KA1996PTC019850, GSTIN 29AAACE4356J1ZG, registered at Pride Hulkul, 116 Lalbagh Road, Bengaluru 560027. One detail matters more than it looks: Karnataka RERA records the promoter of Pride's existing Bengaluru projects as Pride Housing, a different string whose legal form has not been established, so a registration number must never be attributed by the word "Pride" alone. Three unrelated bodies share the name and will surface in any search — M/s. Pride Group of Hubballi, whose Pride Ikon registration lapsed in March 2020 some 400 km away; Pride Housing and Constructions Private Limited, a Pune-registered company; and a Bangladeshi knitwear exporter that owns the Wikipedia article. None of them is building on Tumkur Road.
What has to happen before this project could even be registered?
Four things at minimum, none of them on record. A sanctioned plan or building permit from the planning authority. The purchase of premium FAR, charged at roughly 28 per cent of guidance value, if the FAR figure in circulation is to be reached. A separate acquisition and loading of Transferable Development Rights. And an airport height clearance, with the wrinkle that two of the four aerodromes in range require direct defence NOCs rather than the online NOCAS route. Registration then requires the promoter to file title, encumbrance, approvals and a committed completion date — which is exactly why a completion date only becomes meaningful once registration exists.
How do I tell a genuine project registration number from an agent's?
A Karnataka project registration carries /PR/ in the middle: PRM/KA/RERA/.../PR/.... A number containing /AG/ is an agent registration — it licenses a person or firm to sell property, and says nothing at all about whether a project is approved. This is a real and recurring trap, because an agent number quoted alongside project marketing reads to most buyers exactly like project approval. There is a second trap on this corridor too: neighbouring projects here are properly registered, so a correct-looking number may simply belong to a different building 500 m away. Always check the number against the project name and the promoter name on the portal, never against the brand word.
When would possession be?
Not announced, and no date is enforceable while the project is unregistered, because registration is what makes a completion date binding on a promoter. The estimate comes from corridor precedent:

That is a multi-tower mean of about 4.8 years, and this scheme is larger than either — five towers, 33 levels, three basements — so 5.0 to 5.5 years from registration is the honest read. With the earliest credible registration in the second half of 2027, the arithmetic gives an estimated handover not before 2032, realistically 2033. We do not publish a month, and we do not present that as a commitment.
